1. Design & Pricing

Design a floor plan to suit your families' lifestyle and needs
This may take several revisions
Design the exterior elevations to suit your tastes
Do preliminary budgets to determine costs
Sign and House Construction Agreement which is conditional to:
          1. Final plans and Pricing
          2. Perhaps Lawyer's Approval
          3. Perhaps Financing
          4. Perhaps Sale of Your Existing Home
Finalize blueprints and structural engineering
Finalize pricing and specifications
The length of time for this phase varies for each customer. As this is such a critical phase, do not be in a hurry here.


2. Construction

Derrick Blaine Homes Inc. applies for building permits, arranges Course of Construction Insurance, orders land survey, and issues purchase orders. This usually take approximately two weeks.
Homeowners receive their selection binders and begin the exciting journey of selecting the products that we will use to build your new home.
Construction on-site should begin almost immediately after receiving the building permit.
Site meetings will take place to answer questions, review items such as electrical installations, etc.
Selections made by you begin to show up in the exterior and interior finishes of your new home. Shingles, paint, cabinets, flooring, light fixtures are installed.
The following is an average timeline for the various stages of construction:
          Foundation - first two weeks
          Framing - weeks three and four
          Shingling, Plumbing, Heating, and Electrical - weeks five and six
          Insulation and drywall - weeks seven and eight
          Painting and Finish carpentry - weeks nine and ten
          Cabinets and flooring - weeks eleven and twelve
          Finishing - weeks thirteen and fourteen
The timeline can vary based on size of home, complexity of the design, and of course the weather. For this reason, we typically allow 16 weeks for actual construction


3. Possession

Congratulations, your possession date is here and everyone is excited about moving into their new home.

The following is an outline of the procedure for taking possession of your new home:
We will arrange a time to do a Home Orientation with you. This time will be spent reviewing the home, discussing the operation of your new home, and answering questions. As there is a lot of technical discussion at this meeting, it is recommended that children not be present if possible.
During the Home Orientation, we will compile a Possession Deficiency List to document unfinished work (seasonal items) as well as unsatisfactory work. You will be provided with a copy of this list.
During the Home Orientation, we will note the readings on the utility meters (hydro, gas, water) and we will fax them to the appropriate utilities. Please contact each of the utilities yourself to ensure proper transfer of service.
Prior to the Home Orientation, you will receive a list of unfinished work and their respective values which will be retained as per the House Construction Agreement.
Prior to the Home Orientation, you will also receive a Statement of Adjustments reflecting the total amount owing as per the House Construction Agreement. The total owing on the Statement of Adjustments must be forwarded to the Builder's solicitor in trust prior to Derrick Blaine Homes being able to release the keys to your new home.


4. Warranty & Service

Although your new home is built to maintain it's beauty and value, it needs maintenance
For warranty and service work, simply complete the Service Request Form Link and e-mail directly to Derrick Blaine Homes Inc.
